Tips for Maintaining Your Roof

You want to ensure the roof on your home lasts as long as possible. Performing basic maintenance can prolong the life of your roof and help you avoid the cost of a new roof for much longer.

Replace Roof Shingles

If your roof has missing or damaged shingles, they should be replaced rapidly. Rain, snow, wind, or even very dry, hot weather can cause damage. Perform a full check of your roof every year or after a heavy storm, and have a professional replace any damaged shingles.

Trim Trees and Branches

If your home is shaded by trees, ensure no branches are hanging over the roof itself. Dropping leaves will collect and hold water, as well as damage the roof. A large, overhanging branch is an accident waiting to happen. Paying a tree trimmer will cost far less than replacing an area of the roof.

Clean Your Gutters

If your gutters are filled with leaves and debris, the water will accumulate and enter the structure. Your gutters must be cleaned thoroughly so the water can drain easily and water damage to your home in a heavy rainstorm can be avoided.

Invest in Insulation and Avoid Ice

Long icicles may look attractive on a holiday card but will damage your roof. An ice dam can form along the edge of the roof, preventing water from draining. As the water backs up behind the ice, it enters the walls and can damage the ceiling and insulation, and lead to mold growth. Ice dams are caused by inadequate insulation. Invest in replacing or adding to your insulation to avoid heat escaping.

Get Rid of Pests

You may need to get rid of pests that have made a home in your roof, such as rats, squirrels, and mice. These rodents chew on anything, including wood, roof tiles, and electrical wires. They can enter the attic, make a home, and then raise a family! Call a local roof contractor to close any access points that could allow pests to enter, as well as an exterminator if needed.

Wash Your Roof

While you want your roof to be clean, pressure washing is a no-no. The flow of the water is much too powerful and can loosen the granules on the shingle coating. If your roof tends to develop algae, a washing mixture with a bleach mixture works.

Does Homeowners Insurance Cover Roof Damage?

Your homeowners insurance covers only specific perils. If your roof was damaged by rain, fire, hail, or wind, it is covered by your policy in most cases. The first step is to review the terms of your policy and read the exclusions. If you need help, our friendly agent can assist you. Homeowners insurance does not cover roof damage due to a lack of maintenance or the result of normal wear and tear.

Do You Have the Right Homeowners Insurance Policy?

It is well worth ensuring you have the level of coverage you need to protect your roof and your entire home. Very few people find it easy to read the legal language in a homeowners insurance policy. If you have any questions about your homeowners’ insurance, whether cost, coverage, or your options, our friendly insurance agents are here to help. We will evaluate the homeowners insurance policies on the market to help you find the best coverage at the lowest rate.
